How long does a garage door spring last in Texas?

Standard springs are rated for 10,000 cycles, which works out to about seven years if you open the door three to four times a day. Texas heat accelerates metal fatigue, so springs here tend to fail on the earlier side of that range. High-cycle springs rated for 25,000 or 30,000 cycles last two to three times longer and are worth the extra cost. Can I replace just one spring if only one broke?

You can, but it's not recommended. If one spring broke, the other spring has the same wear and cycles on it and will fail soon — often within a few weeks. Why does my garage door opener reverse as soon as it touches the floor?

Either the close-force setting on the opener is too light, or the photo-eye sensors at the bottom of the door are misaligned or dirty. Revilla Garage Door Services adjusts the force setting and checks the sensor alignment. If the sensors are getting sunlight directly in the lens, that can also cause false triggers.
