Most installs are replacements — the old door is worn out, damaged, or doesn't match the house anymore. If the opening is standard size and the framing is square, installation is straightforward. If the opening is custom or the header is sagging, reframing is needed before the door is hung.

Steel doors are the most common. They're durable, low-maintenance, and available in dozens of styles. You can get them smooth or with a wood-grain texture embossed on the surface. Insulated steel doors have a layer of polyurethane or polystyrene foam between two steel skins. The insulation reduces noise and keeps the garage cooler in summer, which matters in Texas. R-value ranges from R-6 to R-18; higher is better but adds cost and weight.

Wood doors look good but require maintenance — sealing, painting, checking for rot. Aluminum full-view doors with glass panels are popular for modern homes and commercial spaces. The glass can be clear, frosted, or tinted.

Once the door is up, the horizontal tracks are installed, the torsion spring assembly is mounted, the springs are wound, and the opener is installed if you're getting a new one. Final step is installing the trim, seals, and lock.

Permits aren't required in most areas for door replacement, but if a new opening is being cut or structural work is being done, the permit is pulled.
